This end of Barton Street is far too narrow and has little space for 12 extra vehicles that will go along with 6 townhouses plus visitors vehicles, there is also no footpaths to accommodate pedestrians. Perhaps the quantity could be reviewed so that it is not like a complex, a more tasteful development that has appropriate parking and green space.

Streets are becoming extremely dangerous.
Far to many car's parked on street's now even caravans that these properties that can't accommodate car's let alone vans.
Hardly any footpaths in these area's so whilst these properties are being built utes trucks etc clogging our street's and nature strips forcing people to walk on the road literally dodging traffic in and out of parked utes and trucks.
There seems to be no traffic control whilst delivery of frames and concrete etc and council doesn't seem to police these issues either.

Trying to get out of your own driveway everyday is a dangerous task because of the congestion of builders vehicles, because of no footpaths bringing children home from school is an absolute dangerous task with so much building going on at one time, I think council should really start policing these issues or again do we wait till someone is injured again

This is getting beyond ridiculous. The congestion on the roads with the increase in traffic is reaching breaking point. Not to mention the very negative impact on the native fauna with the removal of the tress and no trees replaced.

This IS a good example why R3 ZONING NEEDS TO BE REPEALED FOR OAK FLATS AREA. NOT SUITABLE DEVELOPMENT - ROADS TOO NARROW, INFRASTURE NOT DESIGNED TO COPE WITH ADDITIONAL DRAINAGE AND PEOPLE.

COUNCIL NEEDS TO CARRYOUT A RANDOM SURVEY OF AROUND 30 UNITS IN THE 2529 AREA WHERE THERE ARE 4 OR MORE UNITS IN A CLUSTER/BLOCK , OF TENANTS AFTER HOURS AND DURING THE DAY, TO GET THERE VIEWS OF WHAT IS RIGHT AND WRONG WITH THEIR UNIT BLOCK, THEIR BUG BEARS ABOUT THE BLOCK AND OF COURSE WHAT THEY FOUND AS BEING AND ADVANTAGE OF LIVING AND/OR OWNING ONE OF THESE JUNK UNITS. THE FEEDBACK WOULD BE VERY USEFUL GUIDE FOR WHAT IS REALLY NEEDED IN FUTURE APPLICATIONS.

For the current configuration makeup of surrounding buildings this is beyond belief. There has been absolutely NO attempt to blend into the area. 8 two story units, limited parking onsite for tenants who all usually have two cars of the now larger size (ratio for parking for each unit has not changed even though there is evidence for a si8gnificant change from simple inspection and tenant survey) The garages are too small, no fire doors even though often used for storage rather than parking. Green areas . removed trees should be replaced with an equal number of LOCAL native trees (as opposed to native trees) . no community area adequate to host 6 or more people. Driveways narrow - dangerous to maneuvre in especially with no a day large vehicles (no passing areas).

AND thats only the start of the huge concerns involved in such a large concentration.

NO SUITABLE FOR FAMILIES, SENIORS, THOSE WITH DISABILITIES.

NOT ONE UNIT IS SUITABLE FOR THOSE WITH DISABILITIES

ETC ETC ETC A JUNK DEVELOPMENT WHICH WILL LOOK DEPLORABLE IN 10 YEARS TIME. GHETTO WORLD (THEY ALL LOOK THE SAME CONFIGURED MOSTLY THE SAME - REMEMBER GOVERNMENT UNIT BLOCKS - SAME SCENARIO AND SAME EVENTS TO OCCUR IN THE FUTURE - HASNT ANYONE LEARNED ANY THING ?! FRPM THE PAST .

I do not support this submission for a few reasons,firstly and the most important is proximity to the local public school,building 6 units on 3 blocks will increase density substantial on the main road outside a large public school adding to safety concerns.Why not build on these blocks as designed for single dwelling houses not multi dwelling townhouses all for profit not taking into consideration the over all effect to the local area.

Michele, totally agree with the points raised.
I think the notification is another step in the approval process. Not sure. But like you there are a lot of developments that somehow slip under the radar.
Council and Planning Alerts need to work together to improve their notification process.
By this change more people would be aware and more people would comment.
The Central Avenue - shopping - school area IS A DANGEROUS MESS. URGENT INTERVENTION REQUIRED.

One only has to drive down any street with these junk units to see how many are vacant already and the increase in cars parked on the street if occupied. It is clear there is also insufficient allowances for the number of parking spaces per unit, also insufficient visitor parking and garage sizing is wrong for today's vehicles. NOTE: as I pass these prison blocks, I'm increasing seeing them packed with furniture, boxes, tools, bikes etc. - with no space for a car even if they were bigger. The units are so tiny that there is no storage room - they are like B&B. The vehicles parked in front of units extend right onto the curb, forcing people to walk onto the road. The cars have to be entirely within the property. It appears you can park your car anywhere you like on the front curb because nobody gets stung with a fine.
The money paid to council does not specifically get earmarked for the destroyed/damaged areas (where units were built)
Two-way streets are now one-way and DANGEROUS to pedestrians and other vehicles, due to the number of cars parked on the road.

People do have a right to shelter. These units only contribute to the housing affordability problem, the rental problem, the ecology problem, contribute to isolation, they lack safe play areas for children within properties .... in short .... a social disaster.

That's what I find everytime a planning alert comes through it's already under construction, because of private certifiers (I'm thinking is the reason).

What happened to being notified by council before construction had been started or what is the procedure these days?.

Definitely a bit of planning is in need, so many streets are blocked with residents car's because the garages in these units can't accommodate the larger car's that residents have, also second cars are simply parked on the streets.

Most streets in Oak flats are so dangerous now because of the street parking of residence cars that can't be accommodated in these units. They are all becoming one way streets no room for car's to pass also with no footpaths residents are literally walking along side these car's to get to main street.

There is no infrastructure and the area is getting very congested, it literally takes 15 minutes to get from Oak Flats primary to the main roundabout in school hrs, one crossing on central Ave for primary school, not another crossing in the other three streets that surround the school especially Moore Street that most of the children have to cross, the roads are ridiculous are we waiting for someone to be killed before we get another crossing, not even a decent foot path it's an absolute shambles and getting worse, maybe council should take a look at some of the streets and see the picture for themselves in school hrs and out of school hours because it needs fixing

again notification is late. these are almost complete.
As the street doesn't already have enough of these JUNK Units. Not suitable for most
domestic uses. Offering very temporary type accommodation. Suitable for short stay B&B. VERY basic, same money making design and pallet of colours. Prison Block appearance - with daisies. Thin walls no soundproofing , no fireproof stairwells. steep narrow stairs , Insufficient insulation - hot in summer cold in winter. no green areas etc ...
in short they don't contribute anything positive to the appearance of the area or community. Downgrade loss of open areas and green areas.

another "prison Block" of small units made from ticky tacky.All the same colours as other blocks, no imaginative building designs or plans. Same old same old money making formula of design and construction. Not suitable for families with children, seniors or those with any disability. Meet min requirements for BASIX which is low grade insulation if any, no skylights, no double glazed windows, no solar panels, water tank est 500ltr when a three bedroom required to have 5000ltrs . no LOCAL native trees or shrubbery , no green areas , no community areas , no play area for children, no concreted footpaths , narrow driveways for vehicles of today and insufficient allocation of parking for tenants and visitors. small ineffective garages. Lots of blind spots for drivers.
Basically a $350K box for a $700K price. Contributes to housing unaffordability and high rents due to large debts and mortgages which have to be covered. Poor advice given to
investors, naive buyers. For the same price by a 32 sq house rather than 80 sqm = 8 sq unit.

This build is at completion and it has been a total nightmare with the trade contractors having total disregard for us as neighbours. We had cause to contact Mincove Homes a number of times and were completely ignored, we may as well have been speaking to a brick wall.
Starting times ignored. Excessive noise from workers (swearing). Trucks parked across our drive blocking us in and out. Rubbish being thrown over our fence. Our bins being moved without any communication to us. Rubbish left on the footpath. Excessive mud driven out by trucks onto Wilga Close and not cleaned up. Trucks blocking the entire road for excessive amounts of time.

I am in favour for this development to go ahead. It will be a positive inclusion to the minnamurra area.

I expect Shellharbour Council has adequate traffic conditions in place on Riverside Drive.
My concern is water/drainage run off from building site and sewerage leaching into the Minnamurra River

It’s such a shame that Albion Park is being turned into a fast food strip rather than supporting and encouraging local small businesses to grow.
The traffic on Tongarra is bad enough as it is and this will only make it worse.

Too late folks. Look at the units !!!!!! Council approved them last year. The points made by all of you was lodged against the proposal AND INGNORED by the Council Manager of Development. These completed blocks are JUNK (absolute minimum standard - fibro , tin roof and only brick facia , chip board upper floors , garages that are only good for storage ,and have contributed nothing to the area in attracting new families etc. plus the points made by the others, It will continue with 32 Malin Road. 4 units - small little boxes made of ticky tacky. The developer removed a heritage tree - was fined only $10000, But this allowed him to build two additional units and profit by $600,000 on top of what he would make on the other 2 units . Block of land and house $700,000 (real estate records) + 4 units x 60 sqm per unit @ $1500 (google - for wollongong) sqm = $360,000 total $1,060,000 Est average sale price $750,000 . Do your numbers. Obtain independent advice from professionals like Accountants before buying or trying develop .No value for money at all . Rental returns due to interest rates and high vacancies . negative returns so you'll have to put in your own money to pay the mortgage. House and land offer 300sqm of house plus the benefit sunlight trees privacy , single level etc . Do you homework !!!!! council . You should be aware of the high level of opposition in the community, the high level of vacacies and ACT to stop the ROT
