All development/redevelopment west of the rail line in Narangba should be halted until the chronic traffic congestion that now plagues Narangba is solved. The council keeps approving more residential development without any improvement the local road infrastructure that is Oakey Flat Road & Main Street - there has been no improvement to ease traffic flow on these roads in over fifty years - a rail overpass was needed at least 10 years ago - the council says there will be in 10 to 15 years! Development management at it's poorest.
Is this the same company who have made the application for the reconfigure of
93-97 Bancroft Terrace Deception Bay QLD 4508, DA/2023/1288, these blocks back onto each other. this is a very large development if so, what strategies are being put into place for animal conservation. Water Catchment and flood mitigation need to be looked at, not just make it someone else's problem, i,e. the existing residents on low lying blocks. The Rural residential zone consists of 3 distinctive low density character areas that are differentiated by lot types (with minimum sizes of 3000m2 , 6000m2, or 2 ha) so this should make the lots no smaller than 3000m2 but i'm sure someone will steamroller a change through as the decision makers do not live here so it doesn't effect them, The steam roller of progress moves on and screw the people who have bought in this area for the rural lifestyle blocks, where we can raise our families and enjoy the serenity of the countryside. The Last Council was proven corrupt, should we start to question the current council and their motives? I am not against progress but we also need to cherish the open spaces we have left, Moreton Bay prides itself as a green leafy region welcoming families, lets hold onto these spaces. Burpengary East is charging on at an ever increasing pace. Leave Deception Bay Alone.

Why is council allowing or even considering this development, $$$$$$$$. A known koala and wildlife habitat, is this going to be the future of Old Bay Road Deception Bay to match up with the end of Old Bay Road Burpengary East where all the new developments are going ahead. If you haven't heard koalas are on the endangered species list and their numbers are dwindling every day from the number one cause LAND CLEARING. How about council buy this land and any future land around Deception Bay/Burpengary East and make our beautiful suburb the koala/wildlife safe habitat suburb that we desperately need to help keep these endangered species alive and thriving.
This area floods on many occasions sandbagging happens all the time floods more than halfway up this property if it is divided don't know how houses along the boundary properties
will stay dry the area at the bottom is always underwater right to the top of the road .
This block should never be subdivided or be allowed to remove trees. This is part of a well known wildlife corridor. It also floods there multiple times a year. If the area is built up to allow housing it will cause run off to cause other local houses even more significant flooding. We are in a quiet area. Additional housing will unwanted increase traffic and noise.
The traffic in this area has already been heavily impacted by the additional homes built behind Mcdonalds. Most weekday mornings it's backed up from the lights on Deception Bay rd to the next intersection at Bucknor Drive. Additionally, the wild life habitats in
Deception bay are supposed to be protected. What are councils plans to manage the additional traffic and preserve the wildlife?
They blocks need to be a minimum 600-800m2, it does not have the roads to handle all the extra traffic from these developments, waiting times to get out of old bay road now is trouble or even to turn onto coming from burpengary centre
This block has many trees that koalas live in. Please keep as many trees as possible. This area is also known for flooding so I hope something will be done to address this issue
I was asking is this partly in a Koala habitat area I thought these areas were not to be built in where do our wild life reside also Kangaroos frequent this area
I am concerned re this application as to the quiet enjoyment that our family and those of our neighbours will lose. With the addition of 34+ extra lots, that will have an impact on average 3 cars per household resulting in an extra 105 cars per lot using Jumbuck st as a thoroughfare. We bought in this area years ago to be away from the busy neighbourhoods and although progression has to occur, there should be a separate entrance to this new subdivision from old bay Rd.
Before this development goes ahead. I ask that council door knock the street or put out a survey that the residents are able to complete and see the results of. Asking the owner occupiers residents their thoughts on the matter.
The is a cul der sac and has little to no parking as it is for residents that live here now. since the church has moved in on the corner, the street has become super busy and the speed limit is not adhered to by the users going to and from the church block. This proposed dwelling with increase traffic and I’m sure will also bringing even more unpleasant people into the street.
I ask who will be accountable for the increase crime, increase accidents due to traffic along the street.
The home owners of our street do not want this development to happen.

The street is a cul de sac, and is supposed to be open plan living as we can't get a front fence approved. With the addition of a train station, and also the proposed 44 dwellings, none of the streets features compliment each other. Especially water pressure. A technician working on the pipes within the last 18 months advised that we are connected to another residential area which is why our wat pressure has dropped as a collective, adding 44 dwellings will make is beyond unreasonable.
Also, the area is an NBN FTTN setup, there is only so many nodes, has the developer worked with NBN prior to ensure enough nodes and bandwidth are available? I'll keep a record of this as well for a baseline to show direct impact.
Crime in this street is already horrendous, we have 50+ videos evidence of crime within the last 6 months as a collective ranging from sexual assault, cars stolen, campers stolen, knife fights, attempted break in's, break in's, pedestrian collisions, verbal abuse, drugs be dealt...and you guessed it...all from people passing through. Adding this style of dwelling will only increase crime as shown by various statistics. We've had to go as far as creating a street social media group to alert as many of us as possible when a break in run occurs.
There is no parking available on the street, and against homes without fences being approved...security & privacy risk at it's finest. As well as safety concerns for residents attempting to leave their driveways with cars parked along the street, we also have a recording of a pedestrian being struck by a vehicle due to this, imagine adding to it? I'll keep a record of this also.
We've created a spreadsheet of our own statistics based on the QPS website and also our own surveillance footage which I am charged with updating weekly. If this goes ahead, we'll have a baseline for these dwellings directly increasing crime with prior warning.

Please be mindful of any flood impact this will have on surrounding properties. I have been living in Flowers rd for 23 years and with development our house has now flooded twice, first time in 2015 after first development on our street and now 2022 after second development. Our street has also been impacted as now in heavy rain people can not go to work or essential shopping as the road is flooded for 48 hours this is something that never happened before. I try to talk to council but get no help to solve the issue. Very disappointed.
If there are trees on this block, please do not remove them, as they are an important ecosystem for birds, possums, insects and other animals that need the ecosystem to survive, and trees are the lungs of the earth.
40 dwellings in this residential area (previously zoned Residential B, and changed without notifying existing homeowners) will create traffic and parking problems that could lead to serious accidents.
McCarthy Street carries more traffic and cars regularly speed up the street trying to catch the green light at Oxley Avenue. Cars from 40 additional dwellings, coming and going directly opposite McCarthy Street, are a recipe for disaster.
40 dwellings in a six- or seven-storey complex also impinge on the privacy, sunlight and sea breezes of existing residents.
I believe this application should be approved by council.
DA 2022/4057 is also proposing a development with food outlets. This DA 5092 is preferable as it is located in a more sensible location and does not involve traffic issues on Main St, Samford Rd and Junction St as is the case with DA 4057.
The construction of DA 4057 will also be highly disruptive to the travelling public and to the residents of Junction St not to mention the very high risk associated with excavations up to 11 metres deep, necessary for underground car parking and storage.
I note that the MBRC DA Tracker is showing 'No documents attached to this application' so it's a bit difficult to comment on the actual infrastructure. However I have one area of concern and that revolves around access to and egress from the property.
For whatever reason the powers that be have previously determined that traffic into and out of the shopping centre have right of way over vehicles driving along Mary Ring Drive towards Mount Glorious Road. Given that many drivers fail to indicate their intention to turn right into the shopping centre across oncoming traffic, and the propensity of some drivers to exit the shops carpark at great speed without looking, this has already proved a recipe for near misses. One must assume that cars are entering the carpark and keep a sharp eye out for those exiting.
Additionally I have experienced many times vehicles exiting the existing child care centre directly opposite the shopping centre carpark at speed with little regard for surrounding traffic.
We therefore appear to have two private properties with primacy over a public roadway.
In any development of 1 -5 Mary Ring I would like to see this absurd situation addressed. The new development should have a stop or give way sign at the exit, as should the shopping centre, and right of way re-established for Mary Ring, being a public road.
Additionally, perhaps this development may provide an opportunity for Council to get the short stretch of road between the Mary Ring/ Cath Fitzgerald roundabout and the shopping centre driveway fixed properly once and for all.
There is no detail of what is to be built on this site.

Hello.i was concerned that a easement is being constructed in 16-18 bushcherry cout to access a new development on 141 fountain road,not using fountain road as a access because it floods,yet a development can be done at the back?,where is the traffic flow report done on bushcherry court saying it can handle it,What about the water natural run of to the properties in and around the new development,can the council be held accountable because they have let this happen if they flood.all around existing properties,what about the trucks and building equipment for next couple of years parking on footpaths and congesting out poor little street,what about the noise early in the morning to late at night have we addressed that,what about letting all neighbours know about this happening,or is it better to put on a council website that every looks at religiously every day.(not) just asking
I have compiled the following list of my issues after looking over the designs and documentation offered:
• The proposed development does not fit within the established character of the area and is considered out of context for the locality. All the blocks in the surrounding area are semi rural and this submission is for next generation.
• These next generation developments are touted as first time home buyers properties, yet are priced too high for most first time buyers (especially with rising interest rates and living costs).
• The proposed development result in substantial view impacts as a result of the design choice for the development. It is considered that the view impacts are detrimental.
• Lack of substantial wildlife & fauna corridors, we’re already seeing increased fatalities due to Affinity estate on Oakey Flat - this would push wildlife into a smaller area. There are many endangered species in this area which are being pushed out due to the removal of trees and habitats.
• The roads and amenities cannot cope with the amount of new houses now proposed in the surrounding areas. You cannot get out of a lot of roads that enter Oakey Flat Road causing more near misses and crashes.
• We all bought in this location for our semi rural lifestyle. With an increase in all these developments, changing our zoning from semi rural to next generation you are creating a potential for more neighbourhood disputes.
• Hot zones, with all the land clearing, extremely limited space between houses and no vegetation these developments are creating hot zones. A recent study by James Cook University stated that these environments in general are hotter than surroundings that are covered by vegetation. The trapping of heat has impacts on human health, animal life, water availability to name a few.
• Higher crime rates. According to the QPS online crime map these higher density developments have much more crimes. Excelsior estate, which is semi rural, for the last quarter recorded approx. 5 crimes compared to Lakeview which recorded 15 crimes or the estate off Anderson Road which has 24.
