While I do not object, in principle, to a land subdivision at 18 Mary Jane Court, I would have reservations about the nature of any subsequent development on the newly created lot (at the rear of the existing property).

In particular, I have strong objections to any multi-story house/townhouse development at this location, as a multi-story development would:
- break with the character of existing housing in the neighbourhood;
- pose a severe loss of privacy for at least three adjacent properties;
- rise high enough to obstruct and materially detract from the views of many residents in both Isabella Court and Mary Jane Court.

I submit that planning permission be provided only if it were conditional on the dwelling at the new lot being single story in height.

I have strong objections to any multi- story house or townhouse development at this location 18 Mary Jane Court.As has been stated above break of character..privacy issues and detraction from our views.I dont oppose a single story dwelling.I submit that planning permission be provided on the conditions a single story in height residence is built.

No objection to the land at 18 Mary Jane Court being subdivided, would have strong objection to any multi story building.
As isabella court is very narrow the residence would need offstreet parking for at least 2 cars. The elevation of any building should be the same in height as the two existing houses to blend in with the existing houses.
The three neighbours that abutt this subdivision should be given the chance to have their say on any two story dwelling as it would severely affect their privacy.

Whilst I have no objection to a dwelling being built, as I will be directly next to the proposed dwelling at number 19 Mary Jane Crt and am located on the lower side I would ask that any building comprises single story only and that the building does not permit viewing into my rear yard. To prevent this from occurring I would ask that the building is to the street side of the block; that retaining is not permitted beyond the current retaining and fencing height is raised to guarantee privacy prior to and building.
Storm water would also need to be provided beyond the current standard as the current storm water at number 18 is non compliant due to roof run off not being diverted into and storm water on the east side abutting our boundary.
I also agree with other concerns posted.
