I am a tenant of this address (17 smith street Ryde) and only moved here a few months ago.
I only recently discovered this application and think that this is bad decision. Why demolish a lovely old house? Heritage should be kept, not demolished. It has a lot of original fixtures and ornate ceilings typical of early 1900's when it was built. It would be a shame to demolish history.
There is enough Childcare centres in this area. There is 3 centres in this area in under 1km proximity, why have another one?

Ryde Council is responsible for protecting local heritage but has nocommitment

Ryde Council is responsible for protecting local heritage but sadly has no commitment to doing so. The Council's LEP and DCP permit dual occupancies on lots of 580 m2. And the NSW Gov't Medium Density Code will permit a greater density at 200 m2 to be separately titled, and approved via private certification. Buildings which are structurally sound should be excluded from the current mechanisms for densification. Options such as retention and alteration would retain many of these older character buildings across the LGA.
I object to the demolition of this and many other buildings which can and should be retained for future use.

I also object. There is enough development up Smith Street. Too many older houses being lost to development. Ryde already has no suburban character. This DA should not be approved.

It's such a shame to see it go. It's a residential area.....Wouldn't it be amazing to see the house restored and beautified .... It has so much potential and charm..... rather than to demolish heritage in order to replace it with a characterless mass of concrete for a Childcare centre completely devoid of any class, character and appeal, that looks nothing like a home, just a modern concrete mess! As are many of the other developments on and around smith street! There's enough Childcare centres in the area. We also don't need more traffic and more parents ciricling the area looking for car spots. Bavin ave and Prattern ave are such narrow streets nearby to the proposed Childcare centre on the corner of Watt Ave and smith street, and, it's already difficult enough to manoeuvre a car through those streets when everyone is parking there to use the shopping centre and nearby facilities! A Childcare centre would only encourage more ppl driving to that location! Oh and please give us some more street trees, Smith st, Watt ave, Bavin and Prattern Ave are in need.

Maybe if you stopped over developing the area there wouldn't need to be another child care centre. Have any of you tried to navigate Smith St and surrounding streets? The increased traffic from the shopping centre, the extra population due to the extra apartments that have gone up and the narrow streets make it a very very daangerous area. Add in to that parents circling the area looking for a parking space when there clearly arent any and you are making a recipe for disaster.

Your government cares nothing for the future. What about high schools??? We desperately need high schools. Not apartments. Not child care centres in a street that is so busy and dangerous as it is.

Someone needs to seriously review this application and make a decision for the good of the area

As a local resident I am baffled. Is there anyone in Ryde council actually assessing the impact on traffic from all the development? Too many apartments in that area and now this? Planning controls are supposed to be in place to prevent outcomes that will be unfavorable to residents in the area! More traffic, more congestion and noise are good for nobody!

I object to this application.
I understand our community needs childcare centres, however the location and size of this proposal is proving to have a range of significant issues, and so a more appropriate location to build it would be the best outcome. The major concerns are the incredible amount of additional traffic it will introduce into this already highly impacted stretch of road and surrounding roads such as Bavin Ave, Prattern Ave and Watt Ave.

Bavin Ave in particular is a narrow street that is already heavily impacted by nonresident parkers: Ryde public school parents, workers at Top Ryde City shopping centre and commuters into the CBD to name a few.

I live close to the proposed site and have used long day care for my children in the past. I also have concerns for evacuation procedures that will lead to little children and babies spilling out onto busy Smith St and Watt ave. This area is already over flowing with constant traffic due to the reasons I mentioned above as well as the increased unit development occurring in that area.

Overall I think a different, safer location, to build this centre,
that won't cause as many issues with traffic and congestion would be a better outcome.
