Council has approved too many dual occupancies in and around this street, and enough is enough. Here are the top 10 reasons Wurtulla residents object.

1. Loss of residential character and community cohesion: The development will further erode the character of the neighborhood, replacing single-family homes with more dual occupancies, which will lead to a loss of community cohesion.
2. Increased traffic and parking congestion: The additional residents and visitors will generate more traffic and parking demands, which will cause congestion and safety concerns on the surrounding streets.
3. Overcrowding and noise pollution: The increased occupancy will lead to more noise, particularly at night, and will result in overcrowding, which will negatively impact the quality of life for existing residents.
4. Negative impact on property values: The over-concentration of dual occupancies on the street will likely negatively impact property values, making it more difficult for existing residents to sell their homes or attract new residents to the area.
5. Increased risk of environmental concerns and inadequate infrastructure: The development will not be supported by adequate infrastructure, including water, sewage, and electricity, which will lead to service disruptions and environmental concerns.
6. Impact on local amenities and services, including schools and healthcare: The additional residents will place increased demands on local amenities and services, including schools, healthcare, and emergency services, which will not be able to accommodate the increased demand.
7. Visual impact and altered aesthetic appeal of the neighborhood: The dual occupancy development will alter the visual appeal of the neighborhood, potentially reducing property values and affecting the aesthetic appeal of the area.
8. Increased risk of crime and fire hazards: The increased foot traffic and occupancy will attract criminal activity, such as theft, vandalism, or drug use, which will negatively impact the safety and security of the neighborhood.
9. Lack of community engagement and long-term planning: The development will not have undergone sufficient community consultation, potentially ignoring the concerns and needs of existing residents and the broader community.
10. Inconsistent with local planning policies and over-densification: The development will not comply with local planning policies, including zoning regulations, density limits, and design standards, which will set a precedent for similar developments in the area.

Thank you for your consideration in this matter. Wurtulla residents unite.
