Section 4.56 modification of DA/1057/2021 for demolition, tree removal and construction of a part (2) and part (3) storey residential care facility comprising of 110 beds, with one (1) level of basement parking. The Application was identified as Integrated under Section 91 of the Water Management Act 2000. The modifications include internal and external changes to the building, provision of additional parking and additional signage. The application is being re-notified as description has been amended due to an error in the notification dates.

Whilst this proposed development will being employment opportunities to the area and with an aging population, will provide a local aged facility; but it will regrettably, bring an extensive range of disadvantages which far exceed the benefits it will bring.
In a nutshell, the location is totally wrong because:
1) It is in the middle of an established low density residential area
2) It is opposite a very busy medical center in Murray Farm Road
3) Murray Farm Primary school is located several blocks west of the site and on school day,s Murray Farm road is clogged with personal vehicles transporting their children to the school before and after school. Add a school bus to the equation and there is chaos.
4) Likewise, Watton Road which will be the main vehicle access to the facility is a very narrow street and from Monday to Friday inclusive, there are vehicles parked on both sides of the street from 6.30am by people catching the Hills buses at the Oakes Road bus stop. The Council's garbage trucks barely fit between the vehicles on Friday morning when collecting the household bins.
5) Being an aged car facility, there will be vehicles driven by staff,, visiting doctors & health professionals, funeral directors , coming and going 24 hours a day via Watton Road which will no doubt impact adversely on the quiet enjoyment of the nearby residents. Likewise.numerous delivery vehicles and visitors' vehicles will be coming and going during daylight hours.
It is understood that the Council has correctly rejected previous similar DA's by the company or an associated entity. Consequently, it is recommended that the Council stand its ground and reject this latest DA.

I understand Mr Cruickshank's comments. and feel that the application be rejected unless it includes greater vehicular access and total off street vehicular housing for all possible inmates, staff members; maintenance and medical personnel.
An additional GREAT problem will be during the construction period.. I do not believe off street parking would be available to the construction workers and what about the HEAVY delivery and concrete trucks to will need to traverse the already restricted road passageway, AND has the historical road construction been done to allow for the passage of these HEAVY type vehicles, or will the sub-grade collapse creating an expensive re-construction of these local roads and streets?
