As a 10 year resident and current unit owner at 29 Hill Ave, Burleigh Heads QLD 4220, I would like to address the above noted proposed development.  Continued development of housing in the area is of course an important issue for both ownership and rentals.  

My major concern with new developments is adhering to building restrictions such as height limits.  The views for all of us continue to be diminished.  Height of the structures is the issue which can be contained.  

The area is currently zoned for a maximum height limit of 15m.  The above proposed development requests a much higher limit.

It is my assumption that such limits as heights are in place for protection of the community residents rather than the developers themselves.    My biggest concern is that one by one, each new development project may feel encouraged to request their own new height limit based on ‘previous’ allowance made, possibly leading to unrestricted heights.   The next step of concern is the development of high rise units by developers in our unique and precious area.  We have definitely seen this practice in nearby neighbouring areas.  

Retaining the character of the street is at risk of being lost to high and bulky building development proposals.

I believe it’s time that the GCCC started using its own Town Plan. Developers are being given precedence over this Plan. The whole area of Burleigh Heads is being inundated with concrete blocks of units that are above the Town Plan height limits. These developers are all about making money and have no consideration for the people who live in Burleigh Heads. There’s nothing for people on a limited budget with thousands of people unable to afford a unit let alone a house. Burleigh Heads is a small community and it needs to be able to support the community without it being overpopulated.
