I have been been alerted, though NOT from Ryde Council, that there is a Development Application for 691-695 Victoria Road Ryde LDA 2023/0323 for a proposed “mixed use development including 2 x residential towers and 1 x mixed use tower ranging in height between 6 and 8 storeys over three levels of basement parking…” that is proposed to be erected on a small triangle of land bounded by Victoria Road, Blaxland Road and Hatton Street.
Home unit blocks 20 Blaxland Road, and 2, 4, 6 and 8 Hatton Street Ryde also occupy that small triangle of land.
As an owner-occupier of a unit in one of those blocks, I cannot see how a proposed development of this magnitude will fit on the small triangle of land which currently also includes ours and the above-mentioned home unit blocks.
And especially given the small area involved, I cannot see how construction of three levels of basement parking will not damage and subsequently grossly devalue the adjacent home unit blocks, or worse, even lead to collapse.
There have been problems with ground water on this small triangle of land and adjacent to it for many years. We have had problems with run off from what is now the proposed development site for many years. So there are many below ground issues that mean developing this site to the extent proposed could have serious impact on the structural integrity of our unit blocks on the same small triangle bit of land.
What Due Diligence has been undertaken in relation to the effect of this development on other buildings already on the block? Has an environmental impact study, including a geotechnical report been provided? However, I do note that this would be best done independently of the developer to avoid potential conflicts of interest.
Also, I note that although we occupy the same small triangle of land as the proposed development, I have discovered that none of the owners of blocks 20 Blaxland Road, and 2, 4, 6 and 8 Hatton Street Ryde have yet received any written notification from Ryde Council about this proposed development. We all received written notification from Ryde Council re a proposed change to signage on that site in November, but nothing about a proposed development with 3 towers of 6-8 storeys and 3 basement levels of carpark!
Please advise when this written notice and proper opportunity for consultation, as per Ryde Council’s Community Participation Plan (CPP) be provided to the owners of blocks 20 Blaxland Road, and 2, 4, 6 and 8 Hatton Street Ryde?
We stand to be greatly adversely affected by a development of this magnitude right on our doorstep but we have not been consulted at all, or provided with any details.
I understand that there has been a Christmas break but the application was received by Ryde Council on 13 December 2023 and then put on its website on 15 December 2023, presumably after an initial review??. So I thought that would have prompted the written notification to the surrounding properties…
And subsequent enquiries have revealed that a local real estate agent informed one of the unit owners in November 2023 of the proposed development, before the development application was lodged!
I look forward to a prompt response from Ryde Council as to the consultation process going forward when Ryde Council return from the Christmas break!

Currently in this location is a Ford and Hyundai car dealership. I recently visited this car sales business and in subsequent communication raised this development with the salesman. Staff do not know anything about this development so it appears their boss hasn't even given them the courtesy of advising them this is coming. I won't be buying a car off this business if that is the way they treat their staff.

We live at 6 Hatton Street, this block of units are only 5 units. To have a construction this size at the back of the building will totally close off all natural light, Sun and daylight. Thats a real health issue. Besides it will damage the base of our building when on such a small land 3 underground carpark levels are constructed. There is very small space between these buildings already. I don't believe this land is suitable for high rise. If our building is affected at all we will seek insurance claims. Please think of the surrounding. And as said before we have not been informed formally, only by word of mouth. Please INSPECT the area and you will see for yourself, also ask the neighbours, knock on doors and they will tell you that they already have problems with the land, water leaks, cracks in walls. etc. This will only make it worse for everyone else surrounding this construction.
