- Description
- The proposal seeks to amend Planning Permit No. PDPL/01010/2021 by way of section 72 of the Planning and Environment Act 1987 (PE Act). The permit allows for: ‘Buildings and works to the existing dwelling, including a three storey addition, the construction of 4 x three storey townhouses to the rear of the dwelling and construction of a front fence on land in the General Residential Zone and the Special Building overlay’. The proposal seeks the following changes: • Reduction to the number of bedrooms to each townhouse from three to two. • Deletion of the basement and associated car parking and ramp, and pedestrian entry along the northern boundary. • Modifications to the design and internal arrangement of the Heritage Cottage. • Modifications to the design and internal arrangement of the townhouses to incorporate a single garage and courtyard at the ground level and roof terrace to each townhouse. • Modifications to the design and privacy treatment of the first and second floor north-facing windows to the townhouses. • Construction of a vehicle accessway along the southern boundary. • Relocation of services. Amendment to the application by way of section 57A of the PE Act to provide for the following changes: • Reinstatement of the basement level and associated car parking, storage and waste areas. • Reinstatement of the internal layout of the townhouses, including the ground level terraces, and dwelling entries along the northern side. • Reinstatement of the overall building and floor to ceiling heights of the townhouses. • Relocation and increased the ground floor ‘Courtyard’ area to the ‘Heritage Cottage’, and the construction of an arbour over the area. • Increased setbacks between the townhouses and northern boundary, and to provide for a staggered setback at the first and second levels from the northern and western boundaries. • North-west corner of the first floor extension to the ‘Heritage Cottage’ reshaped from rectilinear to a curve finish. • Increased setback between the ‘Heritage Cottage’ and northern boundary. • Amended visual screening measures applied to the north-facing windows on the first and second floors of the townhouses i.e. From obscured reeded glazing to horizontal louvres/balustrade style screening with 25% openings. • Revised roof form and solar panel arrangement to the ‘Heritage Cottage’. • Removal of the roof terraces to the townhouses. • Revised external material scheme.
