Partial demolition and buildings and works comprising the construction of a new beer garden in association with an existing hotel on land zoned the General Residential Zone and affected by the Heritage Overlay and Special Building Overlay, provision of live music entertainment, and a reduction in car parking and bicycle facilities, subject to the following planning permissions: • Clause 32.08-10 – Construct a building or construct or carry out works for a use in Section 2 of Clause 32.08-2. • Clause 43.01-1 – Demolish or remove a building, construct a building or construct or carry out works, including a fence, if the fence is visible from a street (other than a lane) or public park (exempt from notice and review), externally alter a building by structural work, rendering, sandblasting or in any other way (exempt from notice and review), externally paint a building if the schedule to this overlay specifies the heritage place as one where external paint controls apply (exempt from notice and review). • Clause 44.05-2 – Construct a building or to construct or carry out works (exempt from notice and review). • Clause 52.06-3 – Reduce the number of car parking spaces required under Table 1 of Clause 52.06-5. • Clause 52.34-2 – Reduce the number of bicycle facilities required under Table 1 of Clause 52.34-5.
