The back yard of our property abuts the property covered by subdivision application P22/0021. We have not had any information regarding this subdivision, but
* Large scale earth moving equipment has been employed over the last 18 months (at least). Operating weekdays and weekends creating constant excessive noise. This is a residential area.
* The profile (elevation) of the land has been changed (raised) creating drainage problems for our neighbours, but potentially for our property (it has been dry)
* An oversized "garage" (the size of a house) has been built on the north-east side of the property built without any planning permit or advice to adjacent property owners.
* The applicant has removed all major trees from the property. The tree removal as we understood it was for one tree.
* The applicant has removed at least two buildings from the property.
We are concerned that:-
* The subdivision as we understand it (without plans) will cause building against the rear of our property.
* The application specifies "Multi Dwelling” but the applicant has verbally told our neighbours that the dwellings are to be single storey. We are concerned that the subdivision application as it is now written, could allow the construction of multi-storey houses or even flats. Causing shading, overlooking and an unattractive presentation to our property.
* Land alteration has been in progress for many months and no drainage planning or work has been done. We would like this landscaping to stop until proper and complete plans are produced.
* We would like to be informed of the footprints of proposed dwellings and their height from the current height of the land against our property.
* We would like the driveway placement specified so as to avoid driveways against our property as the applicant permanently stores and moves large scale earth moving equipment onto and around the property.
In short before this subdivision proceeds, building specifications or a least a statement of intent for the property should be produced and distributed. This document should state the building scope and purpose, their location, their footprint and the type of residential dwelling proposed. Also, the final land profile, the drainage plan, landscaping including tree planting and a statement that the use of the land is to be residential and not for the storing of heavy duty earth moving vehicles and cartage trucks.
We are tired of large scale development by the applicant in an ad hoc, incremental and secretive manner without proper design or approval.
