Currently this LDA is not showing on Ryde Council website.
It appears this LDA is proposed in an R2 dwelling zone and noted it is 2 storey with a basement garage.
It appears the underground basement parking in non compliant.
COR DCP 3.2 5.1 (Page 36) Low Density residential areas states:
“f. Underground parking is not permitted in low density residential areas.”

Consistent planning controls are put in place to maintain a desired standard across our City of Ryde. I object to allowing deviations from our DCP as this would create undesired precedents to negatively impact our community.

Please reconsider removal of the underground basement car park.

This LDA is in a R2 zoning area.
It is 2 story with basement parking.
Underground parking is not permitted in low density residential areas.
I object to this deviation of DCP, as this would cause a negative impact to the residents of Ryde

Re development LDA2021/0391, I strongly object to the inclusion of underground parking, which currently is not permitted in Ryde low residential areas.
This is the thin edge of the wedge and if approved, will set a precedent for including more underground parking in the low residential areas of Ryde Council. These residential areas are already experiencing an influx of development of over large houses, designed internally for multiple occupancy.
I urge council to reject the plan for underground parking for this and any future underground parking plans in low residential areas.

Ryde Council should continue to ban underground parking in low density residential areas.
This rule came about to protect us overdevelopment.
Ryde needs to maintain the current policy as it would have a long term negative impact on the city in residential areas.
I urge you to reject this plan for underground parking.

Obviously rules have changed in Ryde. A dual occupancy dwelling with underground parking is already being built at 3 Valda Place Marsfield- out of place in a quiet cul de sac.
