TO WHOM IT MAY CONCERN: Please .... do NOT consider any more commercial development in this area currently. Our infrastructure cannot handle what has already been approved let alone more disruption and the added traffic dangers. This proposed site is next to a notorious bottle neck which rears its ugly head at least twice daily. The roundabout near it cannot handle the current traffic! The off ramp that feeds on to it is banked up dangerously down the highway every day. In the opposite direction ie on Mt Crosby Road coming from Ipswich, delays can easily be fifteen minutes just to get up the hill to the roundabout. We need our roads and connection to and from the Warrego Highway fixed urgently. Please come out and see for yourselves before anything more is approved. The locals are not amused at the thought of all of this happening without the infrastructure being upgraded to support it.

Dear Ipswich City Council and specifically Division 4 Councillors
To have this proposed development approved under the current traffic strains experienced in this area, is unjustifiable and unwarranted.

Seriously, before any further development applications are considered in the subject area, surely Council, State and Federal governments must deliver a practical and workable design, construction timeframe and logistics for the Mt Crosby Interchange Upgrade?

Tens of thousands of taxpayer dollars have recently been used for the recent roadworks undertaken at the subject area and northern section of Mt Crosby Road.
These roadworks comprise of sections directly outside of the current development of a service station and shops that is apparently meant to incorporate a slip lane in and out of the site for vehicular traffic. The recent roadworks would appear to possibly seem obsolete if needed to be 'ripped up' to incorporate abovementioned slip lanes for ingress and egress purposes.

Not only has the final 'plan/design' not been determined by TMR for the Mt Crosby Road Interchange Upgrade, you must also take into consideration the proposed Moggill Pocket Sub Arterial Road - Warrego Highway Connection Road. Plans available on the Queensland government website encompasses a portion of this road to connect into the Mt Crosby Road roundabout.

As other concerned community members and tax paying constituents have expressed, the area currently has a multitude of service stations and food outlets available at present.
Our community does not require nor wish to have, more fast food outlets established within our area.

I for one, chose to live in the Karalee Community due to no commercial fast food chains being in the area. This has in the past few years changed and there is a further chain outlet under construction in Citiswitch - in very close proximity to the current Bundamba Travel Stop.

My question is why would you place a further service station and fast food shops within a 8-9 klm drive westward of the Bundamba Travel Stop and the Costco fuel station?

There surely is no practical nor logistical need for this development to be even considered, let alone approved by ICC Planning Department.

Does the proposal meet Council Code in the first instance - or does the Developer's application get 'ticked off' without full and thorough investigation and research by ICC (taxpayer) employed staff?

Please Ipswich City Council and Division 4 Councillors - please do not allow nor permit this development to progress if you cannot categorically state that this application meets and adheres to ALL Council's own Codes, guidelines and requirements in respect to developments.

Planning Application No 10355/2021/CA 233 Mount Crosby Road North Tivoli
This is an objection to the proposed combined application for a Service Station and two take-away food premises at Lot 1 233 Mount Crosby Road, North Tivoli.
This is the second application, within a short period, in the same area, for the same type of development (refer planning application No 10355/2019/MCU) that will seriously impede the flow of traffic on and off the Warrego Highway and the general traffic movement in and out of Ipswich environs and the Karalee/Chuwar areas, especially at morning and afternoon peak travelling times.
The current traffic situation with build-up of traffic using the on and off ramps from the Warrego Highway is currently dangerous and potentially homicidal. The Department of Transport and Main Roads has recognised this and has undertaken a study to improve traffic flow which is projected to be completed in 2026.
Is the Ipswich City Council Planning Department liasing with The Department of Transport and Main Roads to incorporate the outcome of that study into their decision-making process of improving road conditions? And what necessary road construction changes is the Ipswich City Council Planning Department going to legislate?
This is the second planning application that will affect traffic flow on the roundabouts on both the northerly and southern approaches to the two roundabouts on Mount Crosby Road, North Tivoli. The first, Planning Application No 10355/2019/MCU, is under construction and no significant changes to road traffic flow- through capacity or road layout were called for by Ipswich City Council Planning Department in the approval.
The objective of Roundabouts is to allow traffic to flow smoothly and quickly and are geometrically designed for drivers to negotiate the intersection at speeds in the range of 24 to 40 kilometres per hour. They are intended to be safer than a stop or a signal-controlled intersection and provide greater capacity and reduce traffic delay.
The introduction of commercial enterprises on or near the roundabout will negate these design objectives by introducing unnecessary traffic hazards caused by traffic slowing and braking at random when traffic is entering or leaving the business premises.
The need for two additional petrol/ diesel service stations in this vicinity is also puzzling to say the least. There are a number of service stations within a 12 km radius of North Tivoli that include the following:
Coles / Shell at North Tivoli- Woolworths at Karalee Shopping Village - 7-Eleven Service Station (under construction) at North Tivoli - BP at Tivoli- Caltex at North Ipswich - Caltex at Karana Downs - Costco at Dinmore - Puma at Dinmore - Ampol at Dinmore - BP at Blacksoil.
I was under the impression that modern thinking required that we currently should be moving away from the use of fossil fuels and using renewables now and into the future, hence the need for battery charging stations for electric vehicles.
In addition, as a footnote, a 2 minute drive from North Tivoli will provide travellers the opportunity of a smorgasbord of take-away meals from at least 11 outlets in Karalee Shopping Village with ample parking available.
Bearing these facts in mind I request that the planning application for this irresponsible and outdated development be refused.

I've been driving from Mt Crosby area to Ipswich for over 60 years. I saw the Warrego highway/ Ipswich by-pass being built. It originally had an S bend to negotiate to Ipswich. That was close to being the deadliest intersection in Qld.
60 years on and it's still deadly and has never ceased to be a lottery of life and death.
Thousands of drivers observe and curse the mind numbing design incompetence each and every day. If this development goes ahead traffic will back up to Colleges Crossing and Karalee School. It already does on a bad day.
The Moggill Pocket Sub Arterial Road is not just overdue it is absolutely imperative. The community is begging for some common sense.

i have lived on Mt Crosby road near the crest for 59 years and it , and you have to hold your breathe and plant your foot to get out of our drive way as cars come flying over the hill . what you need are speed bumps not a servo
