The Council should not approve this application as the beachfront of Palm Beach should not be further impacted any further by high rise buildings like this. The community has voiced their concerns over the amount of development and impact to the beach front community. This 9 storey unit development will impact the beach foreshore that is enjoyed by so many every day and will cast shadows and change the nice beach community aesthetic that has been enjoyed and appreciated by locals and tourists alike. With the other developments between Gold Coast Highway and Jefferson Lane the developers have been using the access to their buildings from Jefferson to allow them to claim the prestige address and now it is already too busy and this building will further impact the access and safe enjoyment of locals like myself who use the road daily to park near the surf club and enjoy our public beach space. It is bad enough that council is allowing buildings of 9 storeys be developed on the Western side of Jefferson, however the eastern side and beach front should only be for housing and villa development with a limit to the four story height already in place. The high tides with swell that occur every year will be a huge risk to large developments like this on the beach front. It should not be approved as 9 storey buildings do not belong on the beach front in Palm Beach or Mermaid Beach.

This application cannot seriously be approved. Jefferson Lane is already choked by new developments on the western side. Any development here will create many more cars and with the surf club so close it will be a major safety concern for children. There is already not enough parking at the surf club and as most new developments only provide parking for one car per unit, guess where the extra cars will be parked! It will also cast afternoon shade where the flags are often located, that should never happen to a surf club. If the GCCC want to be taken seriously then they need to stop high rises on the beach front NOW and not allow these applications to sneak in before the change later in the year. This is not what is in the best interest of Palm Beach.
I have no doubt the Gold Coast City Council will approve this application - most Palm Beach residents and concerned ratepayers have nothing but contempt for this council. They continue to march ahead with approving plans for high rise buildings in areas which should remain low rise - it's a money grab as we all know as they can't surely think these high rise boxes look attractive and enhance the look of Palm Beach.
This development should not be approved. It is clearly in breach of the new GCCC town plan, which only allows for a height of 16 metres (approx 4 storeys - not NINE!) on the eastern side of Jefferson Lane.
There will be extreme shadows cast on the beach - affecting local residents and visitors.
The landscape of beautiful Palm Beach is being ruined by these huge buildings.
Jefferson Lane is already choked by traffic and is becoming a danger to pedestrians and those cycling. This will only create more traffic and more danger.
Please do not approve this monstrosity - otherwise it will make a farce of the community consultation process that was undertaken for the new town plan.
Ridiculous over use of site, no set backs, too high.
Help STOP this development.

We completely object to this development as it fails to adhere to councils own guidelines and is another example of a greedy and inconsiderate council which will destroy the character of Palm Be@ch that we all love

Council PLEASE STOP HIGH RISE developments in Palm Beach.
We do NOT want these large buildings and the wind speed disturbance they will create.
Instead of every building being 7 or 8 levels high vary the height and make new developments lower than what is already built in Palm Beach.
Too many high rise buildings will take away the beach vibe of Palm Beach.
I object to this proposed development for the following reasons:-
1. The proposed design is too large for the block. Though it is a 1110m2 block, it is on the foreshore and as conceded in the application documents “less than half the site is developable”. Though the site coverage technically meets the criteria based on m2, it wouldn't if it was calculated on the basis of the actual land that is capable of being built on. Further, the proposed development exceeds the criteria in respect of setbacks, despite some clever design work of differing facades.
2. There is restricted and unsafe access – Jefferson Lane is the sole vehicle access for many beachfront properties, and already poses a daily safety risk given the narrow single lane in one direction, with shared access for passenger cars, commercial vehicles, pedestrians, pets, cyclists and neighborhood kids. These risks will only be heightened and traffic congestion caused from another multi-unit property.
3. There is inadequate parking – provision has been made for a basement with only 19 resident carparks and 2 visitor carparks, when there is a 23 bedroom development being proposed. There is already a shortage of street parking within Palm Beach generally, particularly beachside of the highway and there is no street parking along Jefferson Lane. Furthermore, the proposed development is in close proximity to commercial business neighbours including the Palm Beach Surf Club, and the beach itself, which exacerbates greater need for public parking.
4. The proposed development is not balanced between built form and green areas and there is only a small communal open space (and balcony space should not be considered an appropriate alternative). The landscaping in the application appears to be proposed only to overcome other objections or concerns with the development (i.e soften the bulk of the form or for privacy from neighbours), not out of any genuine desire to incorporate landscaping or green areas. The reference in the application to the development including “contemporary, sensitive and appropriate landscape environment” is absurd, given the design proposed.
5. The potential environmental concerns are not addressed in the application - there is added impact to the sand, water quality and ocean life of the beach environment, and adverse impacts to air quality, noise and drainage. This is a proposed 29m tower beachfront, on erosion prone land. There is additional concern from anticipated increases in ocean tides, which poses a risk to the entire Palm Beach community. The application also does not make adequate provision for waste management, referencing how MRV access can be achieved through walking to the Palm Beach Surf Club public carpark.
6. The proposed development will unduly impact the amenity enjoyed by surrounding properties. Specifically, the impact on the privacy of neighbours and public beachgoers, given the proposed size and scale of the development. Further the impact of the shading by a building of almost 30m should not be minimised.
Finally, the DA references how the proposed development is consistent with the vision for Palm Beach and provides a good mix of building types. However, it fails to address how many of the neighbouring properties have similar development applications being submitted simultaneously, for very similar developments, seeking the same relaxations, and thereby destroying any intended mix of building forms. These developments set a concerning precedent for subsequent applications, and the deleterious cumulative effect can already be seen throughout Palm Beach. As referenced in the Application there are 5 known multi-level buildings proposed or approved within 200m of this site.
The proposed development is at a form, scale and intensity that is inappropriate, inconsistent with the City Plan and will not benefit Palm Beach.
