I would like to say that as a current resident of the marina I would like to take the time to say that I do not think that the development is a good idea. There are plenty of spaces where a hotel, bar and function centre can be located but there is limited space for a marina. I am aware that the plans show the marina and hotel living harmoniously side by side but in my experience in accounting and the hospitality field leads me to strongly doubt this.

The marina is an important part of the Redcliffe peninsula as it allows people who may not be able to afford or locate to canal front land to still enjoy the joys of boat ownership. One of the chief joys of boat ownership is that boats need work to maintain.
I doubt that the hotel accommodation side will be too impressed with “dirty boat owners” coming ashore after working on their boats. Likewise an underground carpark doesn’t make sense when owners need to get materials to and fro from their boat for maintenance or even just preparing for a weekend out.

The towers being so tall will cast a shadow on the southern side of the marina and while it may be advantageous in summer but in the winter months will lead to issues with damp and mould in boats.
There are many people who love living aboard their boats and not one I have spoken to looks favourably on this. We will have 18 months of living next to a construction site and the dusts and grime and noise pollution, (we already get enough from the Newport development next door).
I am also concerned that with the development across the canals in the Newport development that traffic is going to get a lot worse approaching Anzac Ave and then adding how many more cars for hotel guests, function attendees, bar patrons and the like is not in the best interests of civil planning.
On my personal note I have lived aboard my boat for the past 9 months preparing to take my family cruising, getting the boat and the family ready. There is a real shortage of marinas in North Brisbane that I could take my family to make this transitional step. I aim to be gone before the construction begins but having this opportunity is amazingly important and it would be nice to see others have the same opportunity that I have had.
I know the residents and boat owners don’t represent the same influence that moneyed interests bring to the table. I think the developers have not considered the needs of the marina as a whole. As the saying goes if you are a hammer you see everything as a nail and the developers only see this site as the proverbial nail without seeing the needs of the community it will disrupt.
We don’t need a restaurant/bar for noisy patrons at night, we don’t need towering accommodation to block our light and destroy our privacy, we don’t need hotel management to complain about us working on our boats.
We need access to our boats this is service the council provides for its residents like parks and recreational areas. The Newport community is served best by providing services to enrich the lives of it’s residents and I would have to say that this only detracts from it.

I was born in Redcliffe and have known the area for most of my life. I have many family members who live on the peninsula. After living interstate for a period of time, my family and I have decided to call Newport home and have commenced building our new home here.

My husband and I were devastated to learn that we could potentially be overshadowed by not one, but two ugly high rise monstrosities that, at nearly three times the current height restrictions, would dominate the area. They have the potential to block views, cast shade over people’s homes and damage property values. Who wants to live with a bunch of holiday makers overlooking their back yard and disturbing the peace?

A big reason for our choice of Newport over Scarborough was because we felt Scarborough is being ruined by all the high rise apartment buildings and we wanted a more quiet, residential neighbourhood where we can get to know our neighbours and look out for one another.

The addition of a pub and convention centre as well as temporary accomodation at the marina is overkill. I feel badly for people who have just built and bought homes right beside the marina as they are going to be swamped by such huge buildings. I can imagine drunk people stumbling past after a night out at the pub, throwing alcohol bottles over fences or even vomiting or urinating in those people’s yards. I imagine a lot of bottles and other rubbish being thrown into our waterways causing pollution and killing off our marine life and broken glass littering the streets causing a danger to the public, especially pets and children who are frequently out walking and riding in the area. In addition there will not be enough parking so visitors will block the streets leaving residents nowhere to park and the added traffic will turn our quiet, residential area into a noisy, chaotic nightmare.

We love the Redcliffe peninsula precisely because it’s not a busy, tourist area. We are a local community and we like it that way. I believe I speak for a lot of the community when I say we have no interest in becoming the next Gold Coast or holiday destination area. The idea of trying to attract huge super yachts to the marina and surrounding canals is ludicrous at best. How on earth are they going to navigate a shallow bay, already saturated with local residents’ boats and not risk running aground?

We find it very alarming that Mr Kindred’s response to residents’ questions was ‘if this doesn’t go through, you won’t like what I will put there’. It seems Mr Kindred is not above threatening local residents to get his own way. Kindred Developments are trying to talk this up like they are doing something for affordable housing, but building temporary accomodation for holiday makers is not doing anything to provide long term affordable housing. It’s only purpose is to boost Kindred’s bottom line. Mr Kindred does not care about this community.

High rise buildings are not a suitable addition for Newport. They are extremely out of character for the area and not in tune with the needs of the local community. The peninsula is only so big and there is only so much space available. It’s naive to think you can just keep cramming more and more people into a small area and it won’t have a negative impact on infrastructure, environment and the community’s well being.

My husband and I are not adverse to improving the marina, in fact we would welcome some modernising of the marina, but any development needs to be sensitive to the community and surrounding area. There is already a large shopping and restaurant complex being built in the new estate. We believe this development needs a serious rethink.

It would be appropriate to ask the locals what they would like to see done at the marina and cater to those needs. Mr Kindred has not ~adequately~ consulted with the public. A handful of individuals does not constitute public consultation.

I would like to say I am on the other side of the residents and I work in one of the business at the Newport Marina. Our office has been at the marina for many years and we love where we are.

We have a very good relationship with the residents and have heard many sad stories that if the development goes ahead, many of them have no where to go as Scarborough can’t take them and they have to move on every few weeks if they stay in the Moreton Bay. Many of them have lived there for many years and have great facilities to help get them by whilst living their dreams on the boats.

Not only am I concerned for the residents but also for the businesses, ours included who have received little to no information on what is happening. Don’t get me wrong I welcome improving the marina but not “the two towers” that it seems no one was really consulted on from what we understand.

If such a development is to be built, I believe there needs to be a lot of change made to the roads and infrastructure around this area to accomodate these changes as it’s not the ‘tourists’ who will be affected but the local community who have to live and work and be put out by these decisions.

I did not grow up in this area but my husband did and this is the place we have chosen to build a life and raise our family away from the rapid pace of the city.

I also love where I work and the people at the Marina I interact with on a daily basis as well as the family vibe we have as a community. Please I beg of the council and the developers to please speak to these people and find out how they feel as well as the stories they have to share.

First of all anyone who making comment here should stop saying " we " as any person making comments here represent his or her opinion and not the vast boat owners and those who stay on boats at the Newport Marina. I stay at the marina on my boat for number of years and I do welcome proposal development of the marina. It will increase security for our boats and our cars. It will provide opportunity to enjoy local restaurant and coffee shop so close to our boats. Scarborough marina provide all facilities to boat maintenance and repairs and any boat owners in need of work should carry any repairs there. Any other marina (develop or not) I know do not allowed major repairs and maintenance on boats due to possible water contamination. We all can see from our boats recent development of land around Newport Marina. New housing being build. New water canal access is in progress around new houses. The proposed development will bring employment (restaurant and hotel) in this much needed area. At the marina meeting we been informed that the development will not affect cost of living at the marina and mooring fees (at least for time been, having in mind constant raise of utilities). Yes it will be little difficult while construction being carry on, unfortunately this is unavoidable (as at any building constructed ). I have not seen any residents living in estates around Newport Marina at the meeting we have with developer raising theirs concerns. The boat owners and those who stay on board did not raise any objections at the meeting. It was quite the opposite ( this was my impression when we talk after the meeting).

As a local resident living within walking distance of the planned Marina development I am disgusted once again how this has been handled. The first I heard about this development was the article in the local paper and the only thing we have received by post from Mr Kindred was a leaflet telling us what we should believe. Living already near to the new 2000 house development I have noticed the increase in traffic and as they are already planning some form of convention/bar within that I don't think the area needs two within a 10 minute walk of each other! Mr Kindred says it will "provide residents of Newport with lifestyle amenties." We have everything we need either close by already or within the next couple of years within the new development being built at the moment, shops, restaurants, parks, a new lake, railway line, etc. A 10 storey high building will change the look of the area completely and over shadow all the new houses and marina there at the moment and will look out of place like the one being built at the moment near the new lake. Mr Kindred says it will "transform our community." Yes from being nice and quiet to a busy, noisy community with even more traffic. Newport was not built as a holiday destination, that is what Redcliffe and Scarborough describe themselves as. Why has Mr Kindred not built this down there...probably because it would cost him more. The only reason he wants to build in Newport is because it will be cheaper and the only reason he wants 10 storeys is to fit more rooms/apartments in to bring him more money! Blackmailing locals just shows that he isn't in it for the improvement of the local area. I hope for once our local council see sense and not just dollar signs and put a stop to these proposed plans.

Traffic is def a concern if this goes ahead as an issue now, especially on weekends when visitors come. Also environmental concerns to the canal given Stockland Newport didn’t need to look at this due to approval given decades ago and all stormwater runs into the canal for 1/2 of the estate. Needs an environmental and traffic impact study provided to all Newport residents before any approvals.

I object to this development as it is simply to line the pockets of developers and has nothing to do with benefitting the locals. The area around Anzac Avenue is already clogged with traffic without hundreds of cars being added.

This development is fantastic and it is a shame to see that the negative people are the loudest on here. I have spoken to so many people who SO want this to go ahead. Jobs, growth, lifestyle, an amazing place to visit and the list goes on. Why would you not want this? Think of how amazing this will be for EVERYONE in our region. I think there are a few selfish people on here who cannot see the benefit for everyone.

As a local member of the community, I fully support the development as it has been proposed and what it will bring to our community.

I believe the development of the Newport Marina has so many benefits and is the best use for this unique site. No where else will we find a site like this that can do so much for our region. The plans that have been put forth are the correct use for the site, and the site would be wasted as marine industry or something that didn’t give back as much has this does for the community/economy.

A dynamic development like this will increase our lifestyles, add more residential property options to our market (especially for downsizers), will create much needed hotel stay accommodation, create so many jobs and so much more.

Having something like this in our area that boosts our lifestyle will also be good for house prices and will strengthen all businesses by having an increase in tourists or visitors. I can’t wait to have somewhere to have a nice fine dining dinner too - something people are leaving our area for!

I believe it is an appropriate development for Newport and can’t wait to see it create so much good in our community.

This development is much needed in our community and I fully support it as proposed in the application.

Having something like this will do so much for our region. The marina land has so much potential but it is currently under utilised and going to waste. This application means it will change into a place that has heaps of benefits. It will help tourism, will give the community a place to visit so they don’t have to leave to go into the city, it gives visitors an option of where to stay, and it offers a new kind of destination our region doesn’t have.

Marine industry definitely doesn’t suit this site and this is a great balance.

The community desperately needs job and this provides so many and will have heaps of benefits for other businesses in the region too.

I believe that it fits in well with our area and I would like to see it approved as it is proposed (scale, design and all its uses).

I agree the marina needs a facelift but who are you marketing the hotel accomodation too? I have travelled a lot and If I were looking for hotel accommodation on the Redcliffe Peninsula Id want to stay near the waterfront , the water views are superb ,convenience to shopping and there are a variety restaurants to choose from and night clubs that are all in walking distance of each other. Non of these apply to Newport. Let’s leave residential zones alone and focus on beautifying the region. The Redcliffe waterfront is where this hotel should be .

We live near the proposed development and strongly oppose it's proposed height and the impact it will create to the surroundings. Increased traffic l plus the facility will create long term increased noise. Stand alone Highrise between residential low height buildings, come on give us a break. It should not be about filling the developers pockets but to preserve surroundings for many generations to come.

No consultation prior has been done and first we learned of this was from social media 2 weeks prior sign went up.

Do not let this go ahead.

This particular site needs to be developed as it is currently and eye saw. I believe the proposed development will bring benefits to the region including jobs, ongoing spending and revenue and hopefully some nightlife type entertainment.

I have to say the wording of some of these "Supporting" comments sounds suspiciously like they have come from the developer. I cannot see in any way how a 10 storey building can fit in with the rest of the area which is mainly made up of 2 levels. To suggest this residential area wants a double tower block is ridiculous. As others have said there are zoning measures in place to allow this to be built elsewhere.

As a "younger" (single mum) local to the area, the idea of not needing to pay copious amounts of money on transport (or parking facilities) to and from fine dining (please don't say there is fine dining in Redcliffe, because there isn't), or any kind of nightlife is extremely appeasing. The opportunities my daughter will have with the new play and educational facilities is fantastic! This development in my opinion is not a matter of the peninsula getting ahead but catching up, there is not a worry in my mind that we will even become remotely like the gold coast or the Brisbane CBD by allowing this development to go ahead, from what I have read that is far from the developers mind, but listening to the emerging generations of peninsula people's wants. Shouldn't we want to keep our locals local, stop the younger generations from moving off the peninsula to seek what the peninsula is lacking.
admittedly, I don't live on the canals or in direct distance to the development site, however, am I mistaken by saying that I could jump in a tinny and make my way up any canal and look into someones back yard? Further, I live in a high rise (locally) and I can see into other people's backyard, do I want to? ah no! I'm not interested in other's daily habits.
I have read about infrastructure being an issue, in particular the hospital not coping - let's be real, if this development doesn't go ahead, another one will or lets not discount the staggering population growth regardless of any development, the Redcliffe Hospital car park sucks along with it's wait time in ED, it has for how many years now too! but the parking is free, and the wait time is NO different to any other public hospital in the greater Brisbane area! with development growth, infrastructure growth can follow.
I could go on all day, about the importance of growth and change to a community, that is how we got to were we are today.
Yes, I know the developer personally, I do not work for him or the Kindred Group. I know his family well, and the amount of support they have given this community that they love and have grown up in is phenomenal. We wouldn't have Grace Lutheran Primary School if it weren't for his family, they are an integral part of the history of our special community. Please see that all he is trying to do is help Redcliffe peninsula be something great, not as a money making scheme.

The local environment is already struggling.

Road congestion is already out of control. My children ride their bikes in this area and 1 was recently hit by a car...so much traffic and 2 lanes at the Klingner road roundabout makes crossing the road a life risking experience... And this will make it worse.IF THIS WERE TO CAUSE A SINGLE ROAD DEATH, HOW WOULD YOU SLEEP!

We are firmly against the development of two high rise buildings at Newport.
This is against council regulations and local planning schemes and state/federal legislation.

I refer you to the ‘champagne flute towers’ case where it concluded in court that

“While the appeal concerned the repealed Sustainable Planning Act 2009 (Qld) (which has now been replaced by the Planning Act 2016 (Qld)), it emphasises a central tenant of planning law: the importance of proposed development complying with the planning scheme.

It also underlines the limitations on councils’ and the Planning and Environment Court’s discretion to approve development that does not comply with the planning scheme.

This decision is likely to reverberate in Queensland planning law for many years to come”.

The proposed development at Newport does not comply with the planning scheme.
We the residents will take this, and any other proposed development or/and rezoning of streets to accomodate more units to the relevant courts. You are not taking into consideration people/families needs to live amongst others houses and not next door to units (we do not wish to have people in units looking into our backyards).

The peninsula (Newport, Scarborough, Redcliffe, etc) has been rezoned numerous times to allow for the development of units. Enough is enough we are saying STOP!

The area of the proposed buildings is not zoned for high buildings as it is zoned for residential canal front homes. It would be unfair to the home owners living within that area
to change the existing zoning to allow for development that most people who live there do not want.
The roads there are not designed for heavy traffic flow. Listen to the local residents. Keep Newport as it is. I oppose the proposed development.

I suggest anyone who thinks this is a good idea has a drive down Griffith Road from Scarborough end and as you get to the marina take a look at the crane over the new development at Stockland. This I estimate is the height of a 10 storey building and then you will have a very good idea.of what you can expect to see from your property several streets away. This does not just affect the properties in the same canal area.
